This Landlord ONLY accepts booking requests that are SEMESTRAL and ANNUAL

For shorter periods the following surcharge applies: 

• 50€ for 11 months rental
• 90€ for 10 months rental
• The Landlord only accepts bookings from students between 18 and 29 years old.

IMPORTANT:

Rental payments are regulated as follow:

1. For rental period longer than 10 months and to 1 year, payments will be due in 4 installments, as follows:

• At the check-in the tenant has to pay the admin fee of 450€ + 25% of the remaining amount
• Within November 5th another installment of 25% is due
• Within February 5th another installment of 25% is due
• Within May 5th the final installment of 25% is due 

1. For rental period shorter than 10 months:

• At the check-in the tenant has to pay the admin fee of 450€ + 50% of the remaining amount
• Within November 5th another installment of 50% is due

GENERAL POLICIES (MANDATORY)

• Pets: not allowed
• Overnights guests: not allowed

• The 450€ admin fee cost includes the following services: Contract registration tax and stamps, insurance Spese condominiali (building fees, TARI (refuse collection tax), Final cleaning of the room
• TOGLIERE: Wall painting after check-out

• Your landlord speaks: English, Italian
• Your landlord does not live on the property
• Please notice that bedrooms will be cleaned anytime the tenants change, however the cleaning of the common rooms are responsibility of the tenants living in the flat.



Ostiense area, strategic and coveted location less than 200 meters from Metro station, McDonald's, 3 university faculties, we rent a beautiful single suite Stanza Semplice renovated specifically to offer comfort and convenience to our students. It is the largest room in the apartment and is equipped with a full-size bed with two dressers, 3-door closet, desk with storage, nightstand, mirror, shoe rack and 2-seater sofa.

The wall colors promote good mood and help in study.





The area is residential and 100-300 meters from several faculties of the University of Roma Tre.

The setting is quiet and popular with students both for the excellent connections to public transportation, including Metro B and night bus lines, and meeting places such as Ricciardi Park.





It is important to check with Google Maps the travel time from the apartment to one's university location, whether using public transportation or alternative modes such as bicycles and/or scooters.

It is necessary to keep in mind that in a large city like Rome, commuting times are often significant and it is good to compare these times with daily class attendance.

For this reason WE DO NOT recommend booking a room if the transfer time is more than 1 hour.
