Landlord's policy

IMPORTANT: this owner ONLY accepts booking requests that are:

- SEMESTER:

1 September to 28 February

1 March to 31 August

- ANNUAL: from 1 September to 31 August. For shorter periods the following surcharge applies:

50€ for rental 11 months from 1 September to 31 July

90€ for rental 10 months from 1st September to 30th June

The owner only accepts bookings from students aged between 18 and 29.

IMPORTANT: Rental fees are regulated as follows:

- For rental periods longer than at least 10 months:

- Upon check-in the tenant must pay the administration fee of 450€ + 25% of the remaining amount

- A further instalment of 25% is due by 5 November.

- Another instalment of 25% is due by 5 February.

- A final instalment of 25% is due by 5 May.

- For rental periods of less than 10 months:

- Upon check-in the tenant must pay the administration fee of 450€ + 50% of the remaining amount

- Another instalment of 50% is due by 5 November.

GENERAL POLICY (COMPULSORY)

- Animals: not allowed

- Overnight guests: not allowed

- Method of payment: bank transfer

- The administrative fee of 450€ includes the following services

- Contract registration tax and stamps

- Insurance

- Condominium fees (condo expenses)

- TARI

- Final room cleaning

- Documentation required:

- ID card/passport

- Tax code

- Your landlord speaks: English, Italian

- Your landlord does not live in the property

Please note that the rooms will be cleaned each time the tenants change, however the cleaning of the common rooms is the responsibility of the tenants living in the flat.
