1. RESPONSIBILITY: In shared apartments, certain rules naturally apply to all tenants, regardless of whether they have a private bathroom. These rules are intended to ensure the proper functioning, maintenance, and hygiene of common areas and apply to everyone without exception, especially when it is not possible to assign responsibility for damage/misuse to a specific tenant. These measures are standard in shared housing environments, helping to ensure that all tenants can enjoy a clean, safe, and well-maintained apartment.
2. EXPENSES: Not included. €45 per person per month (€35 for water, electricity, gas, and internet, and €10 for cleaning common areas). You will not have to pay any additional amount if the €45 per person is sufficient to cover all expenses, which is usually the case.
3. SECURITY DEPOSIT: Equivalent to one month's rent.
4. REQUIRED AMOUNTS FOR RESERVATION: First month's rent.
5. AMOUNTS REQUIRED UNTIL THE START DATE: Deposit + last rent payment (including expenses) + outstanding expenses related to the first rent payment.
6. OTHER RENTS: Must be paid by the last day of the month preceding the month to which they refer.
7. ADJUSTMENTS: Although the contract is fortnightly, whenever the first or last rent payment corresponds to half of the month, they must be paid in full. The necessary adjustments will be made to the rent for the following month and the rent for the previous month, respectively.
8. BED LINEN AND TOWELS: We only provide a mattress protector, one pillow, pillowcase, and duvet (only one pillow per person).
9. FINAL CLEANING FEE: A fee of €50 for single rooms without a WC or €60 for shared rooms or rooms with a WC will be deducted from the security deposit at the end of the stay, referring to the complete cleaning of the room and the linens provided.
10. VISITS: Each tenant may receive only 1 visitor in the room, for a maximum period of 3 nights during the entire stay.
11. PHOTOGRAPHS: Bedspreads, computers, decorative pillows, tote bags, clothing, etc., are intended exclusively for illustrative/decorative purposes during photo sessions and will not be provided to any tenant.
12. CHECK-IN: Available between 3:00 PM and 10:00 PM (a fee of €25 applies for check-ins after 10:00 PM).
13. CHECK-OUT: Must be done by 11:00 AM. Upon departure, please leave the keys on the desk in your room.
14. KEYS: Only one set of keys will be provided. Tenants are responsible for the careful use of the keys during their stay. Avoid leaving the keys in the lock or mailbox. In case of lost keys, damage to keys/locks, or need for technical assistance to access the property, tenants will be responsible for all associated costs.
15. SMOKING: Strictly prohibited in all areas of the apartment, including bedrooms, common areas, and balconies.
16. TENANT PROFILE: Typically students and young professionals (or occasionally other profiles), aged between 20 and 30 years.
