* After confirming your reservation, this landlord will send you an e-mail called MEMO DOCUMENTS requesting a copy of your ID and your Codice Fiscale, as well as a printed and digital copy of some other documents in PDF format, as requested by the Italian authorities. Please provide these documents as soon as possible. One or two weeks before check-in, the landlord will send you a second e-mail called FIRST PAYMENT MEMO, which will indicate all the costs of the First Payment.
The tenant is obliged to make payments by EXECUTED MONEY TRANSFER with NET ACCREDIT of the sums free of bank charges to the Beneficiary before check-in.
The contract registration fee can be paid in 2 ways: A) at no cost to the tenant, the landlord pays the Cedolare Secca tax or B) the tenant pays 1% of the total value of the contract, plus 64 euros stamp duty.
PAYMENTS:
- Bed linen and towels (optional): 60€ (one-off payment) - payable 3 months for 3 months (180€)
- Invoices to be paid to the landlord at the beginning of each month: * 300€ per month for single occupancy * 400€ per month for double occupancy (if allowed and accepted by the landlord). * Please note: if the amount of the bills exceeds the limit of 300 euros single / 400 euros double, the tenant is obliged to pay the difference in the remaining consumption.
- Heating with thermal valves must be paid for separately.
- Check-in policies:
* Check-in hours: 9AM to 5.30PM from Monday to Friday
* Check-out hours: 9AM to 5.30PM from Monday to Friday
* Late check-in/out: After hours, weekend or bank holiday check-ins: 30/60€ extra fee
